2,024 Missoula home sales, Oct 2024 – Sep 2026, Montana Regional MLS. Homes that sold late were often priced high from the start, so the clock shows the cost of a pricing mistake, not only of time. Days here are days until under contract, not the MLS "days on market," which runs to closing.

Your price, your timing

Is it a seller's market at my price?

Missoula isn't one market. Between $350K and $650K, there are fewer than four months of homes for sale, which favors sellers. From $800K up, supply runs six months and longer, and buyers set the pace. Pick your range.

Missoula residential sales, 12 months to September 2026. Months of supply = homes for sale at month-end ÷ average monthly sales in that range, the same method as the market reports.

When should I list?

February and March. Homes listed then went under contract in a median of 7 days, and 59% got full price. November listings took 33 days, and 36% got full price. It's the flip side of what buyers see: deals are hardest to get in late winter and spring.

Before you cut your price

Is a price cut or a rate buydown better?

Buyers don't buy a price. They buy a monthly payment. A seller credit that buys down the buyer's interest rate often moves that payment far more than the same money taken off the price.

A real deal

The listing that stalled

A seller came to me after their listing stalled. A buyer wanted the home but couldn't make the monthly payment, and the two sides were stuck on price.

Instead of a big price cut, the seller paid a credit to buy down the buyer's rate. It cost far less than the price reduction would have, the buyer got the payment they needed, and the house sold.

Why I watch the clock

I grew up in this business. My dad owned a real estate office and built homes, and I've built and developed property myself. I've studied this market for more than 20 years, through COVID, recessions and everything in between.

Most pricing looks backward at what already sold. I price for where the market is going, so your home launches at a number that sells in the first few weeks, while buyers are paying attention.

Short answers

What Missoula sellers ask

Answered by Jeremy Williams, Broker. Montana Regional MLS figures for Missoula through September 2026, updated monthly.

How long does it take to sell a house in Missoula?

About a third go under contract in their first week. From Oct 2024 to Sep 2026, 31% of Missoula homes did, and 49% within three weeks. About 14% took more than four months. Closing usually adds about 5 weeks after the contract. (Counting from listing to closing, the MLS "days on market" figure runs longer; see the market reports.)

Do Missoula homes sell for asking price?

In the first week, usually yes: a median of 100% of the original price. Homes that took 45 to 60 days sold at 94.8%, and after four months about 91%. In the 12 months to September 2026, 65% of Missoula homes sold below their original price.

What is the best month to list a house in Missoula?

February and March. Missoula homes listed then over the last five years went under contract in a median of 7 days, and 59% sold at full asking price or more. November listings took 33 days, and 36% got full price.

My listing expired. Will my home still sell?

Usually, yes. About 49% of Missoula listings that expired, were canceled or withdrawn (listed December 2022 to September 2025) sold on a later listing, in a median of 34 days once relaunched. They sold for a median 92.5% of their first asking price, so most of the loss came from the first launch.

How many Missoula listings never sell?

About 14%. Of 2,065 Missoula homes listed from December 2023 to September 2025, 13.6% still hadn't sold or gone under contract by the end of September 2026, even counting later relistings.

Should I cut my price or offer a rate buydown?

A buydown usually goes further. On a $550,000 home with 10% down at 6.25%, a $11,100 2-1 buydown lowers the buyer's first-year payment by about $613 a month. The same $11,100 off the price lowers it by about $62. Lender limits on seller concessions apply.

Do Missoula sellers pay concessions?

About half do. In the 12 months to September 2026, 49% of Missoula sales included seller concessions, with a median of $7,500.

How these numbers are calculated. Montana Regional MLS residential listings with a Missoula address, compiled by Bannack Real Estate Group. Montana does not publish sale prices, so these figures come from MLS records. Sale vs. original price = close price ÷ first list price, so price cuts count. Days to contract = listing date to purchase contract date. Medians unless stated. "Never sold" counts unique addresses listed December 2023 – September 2025 with no sale or contract on any listing of that address through September 2026. 98% = sale ÷ list price across Jeremy's 746 listing sides since 2003 (Flex Agent Production Report).
